Step 1 – consultation


The first step of the process is setting a call and guide you in the understanding different locations in Italy. Different regions and cultures. Different opportunities, environments and climates.

Step 2 – Search

As consultants we guide you in the search to buy a house in Italy.

Video tours and on-site visits
We also offer guided video tours of the property so that you don’t need to come visit in person if you are busy at this stage. If you’re abroad, I visit the best options for you.
I record detailed videos and share notes that tell you things you would not notice in photos.

Step 3 – In person visit


We come with you on your first visit to the property. We talk to the owners or estate agent in charge and provide translations from Italian into English so you can understand the house and it’s story.

  • Opening bank accounts
  • Understanding the property, it’s history and potential
  • Preliminary proposal and registration
  • Managing your codice fiscale
  • Dealing with any paperwork or administrative need


Step 4 – Detailed check

We support you with a detailed check of the property, whish is very important to guarantee and provide a safe purchase and avoid bad surprises

  • Technical report with a professional surveyor (geometra)
  • Check of non-conformities and habitability
  • Check of cadastral plans, land registry and zoning compliance
  • In-dept check of the plumbing, electric and heating systems and certifications
  • Renovation costs and control of the status/condition of the property structure

Step 5 – Notary and setup


The notary will sign the final deed. After this step the house is finally yours. What we do to support you in this final step is:

  • Power of attorney (when requested)
  • Professional translations on site and translation of the documents (mandatory)
  • Utilities setup
  • Setup of renovation plans
  • Move-in and relocation process
