- What do you need to buy a house in Italy?
To buy a house in Italy it’s mandatory to get a Codice Fiscale or Fiscal Tax code together with a legal passport issued by your own country. Only with a codice fiscale you can proceed with the buying process. The codice fiscale is issued by the Agenzia delle entrate in Italy. Other than the codice fiscale you have no other obligation. You don’t need to be resident or be an italian citizen to buy a house in Italy.

Yes, a foreign citizen from the EU or outside the EU can buy a house in Italy without a Visa or a permit.
This being said you must always check if your country has a reciprocity agreement with Italy. For EU citizens there are no restrictions.
US citizen thanks to reciprocity agreement can buy a house in Italy while Canadian citizens can buy house in Italy unders certains conditions that depend on the size of the town where they decide to look for a property (under 10k people). But keep in mind buying a house in Italy doesn’t grant you residency. - How to buy a house in Italy?
The final deed “rogito” that guarantees the ownership of the property must be signed in front of a Notary. This is mandatory in Italy. Other than that you can decide to do your own reaearch for you dream property in Italy, using the most important websites like, Idealista, Immobiliare.it or Casa.it, look on local facebook groups, contact a real estate agent or hire a property finder.
- How long can you stay if you buy a house in Italy?
As a EU citizen, you can buy a property in Italy without having being an Italian citizen and without residency . As a Non-EU citizen, if you don’t have a long-term visa, you can only stay in Italy for 90 days, and visa requirements for the standard tourist visa will apply.
